Map the people before the paperwork

Ask counsel which court or authority questions need resolution for this particular sale. Do not assume that being an heir, paying property expenses, or holding a key permits someone to sign a purchase agreement. Keep a non-sensitive summary of open questions so each person understands their role without receiving unnecessary private documents.

Plan for distance at each decision point

Record time zones and availability for reviewing offers, approving contents decisions, and responding to escrow. Before buying travel, ask which tasks can be completed remotely and which require a physical visit or a specific signing process. Compare direct purchase with local listing support using realistic caretaking, travel, and preparation costs. Do not promise beneficiaries a payment date or tax outcome; the estate's advisers and closing professionals need to explain restrictions, deductions, and remaining steps.

Use the records for the actual property
